Problem
The apartment offer lived in two places at once.
On the website the offer was content: a list of units and files to download. The real offer — the one that told the sales office what was free, what was reserved and at what price — lived separately. Every price or status change meant remembering to update both.
A buyer got a list and a PDF rather than an answer to the question they actually ask: "which apartment on this floor is still free, and how is it laid out?" An enquiry from the contact form reached the office with no indication of which unit it was about.
Why a website was not enough
A list of apartments is content. An offer is data.
As long as apartments are subpages edited by hand, every price or status change is a ticket to whoever has CMS access. Once they are database records, the same change happens once and shows up everywhere at once: in the search, on the floor plan, on the unit page and in what the sales office sees.
- → Floor area, layout and level have to be filterable, not just readable.
- → Every apartment needs its own URL so it can be sent as a link and can be indexed.
- → An enquiry has to know which unit it is about before it reaches the sales office.

Selection on the floor plan
The four levels of Building D as clickable plans. Hovering a unit shows its data before the buyer goes anywhere; on a phone the same works on tap.
Search with filters in the URL
Filtering by floor area, level and layout. The chosen view is stored in the address, so a salesperson can send a client exactly the list they are looking at.
An apartment page on its own URL
Each of the 56 units has a separate URL, a floor plan, renders, its data and its current status. The unit page is where everything else leads.
Price as a field, not as text
The developer decides whether the amount is public. At Nowe Winiary the price is currently confirmed by the sales office, and the system still walks the buyer to one specific apartment.
Reservations and change history
A unit block expires after a set time and returns the unit to the available pool. The dashboard shows what is waiting for contact and what changed last, and the panel installs on a phone as an app.
Enquiry bound to the unit
From an apartment page the form opens with that unit already selected. The sales office receives an enquiry that knows what it is about.

Prices and statuses are changed by the sales team, with no tickets to the vendor: in-place editing, filters by building, floor and status, CSV price import and export, and a per-m² rate applied in bulk.

Ownership
The code, the database and the access belong to the client.
The repository, the database and the infrastructure belong to the developer. The offer is their data, not content locked inside somebody else's system — it can be exported, moved and developed with anyone.
Outcome
One offer instead of two.
The availability a buyer sees and the offer the sales office works from are the same record. A status change happens once, in the panel, and is immediately visible in the search and on the unit page.
We do not quote an effect on sales results here. Selling apartments depends on price, location, product and the work of the office — we are accountable for the system, not for the market.
